What we do
Three out of four calls are about a boiler
So that is what we have built the business around. Whatever state yours is in, one of these is the answer.
New boiler installation
Combi, system or conventional, sized properly for your home rather than guessed from the old one. Old unit removed, system flushed, controls fitted, building control notified and the warranty registered.
Up to 10 years' manufacturer warranty
Boiler repairs
No heating, no hot water, a fault code, a leak or a pressure problem. We diagnose the actual cause before quoting, and tell you honestly when a repair is not worth the money.
Most common parts carried on the van
Annual servicing
A proper service, not a five-minute visual check: combustion tested, seals and flue checked, safety devices verified and the results recorded. Landlord gas safety records too.
Keeps your warranty valid
Repair or replace
Eight signs your boiler is on its way out
None of these on its own means you need a new boiler. Three or four together usually does, and it is better to choose the date yourself than to have January choose it for you.
It is over 10 years old
Most gas boilers are built for something like 10 to 15 years. Past that, parts get scarce and efficiency has usually dropped well below what a new one would deliver.
Bills climbing, house no warmer
An ageing boiler burns more gas for the same heat. A modern condensing boiler has to hit at least 92% efficiency — an old non-condensing unit can be nearer 70%.
You keep topping up the pressure
Pressure that drops every week means a leak somewhere, or an expansion vessel that has given up. Both are worth finding before they find you.
Banging, gurgling or kettling
Rumbling like a kettle usually means sludge or scale on the heat exchanger. Sometimes a flush fixes it. Sometimes it has already done the damage.
The same fault code, again
One lockout is a fault. The third lockout this winter is a boiler telling you something, and a repair bill that is quietly adding up to a new one.
Radiators cold at the top, or slow
Often air or sludge in the system rather than the boiler itself — which is exactly why it is worth having someone look before you spend on a replacement.
Parts are getting hard to find
When a manufacturer discontinues a model, the wait for a part goes from next day to next week. In December that matters more than the price of it.
The repair is creeping towards the replacement
Once a single repair is a serious fraction of a new install — on a boiler already past ten years — you are paying twice. We will tell you when you have reached that point.
The question everyone asks
"Isn't there a gas boiler ban coming?"
The Future Homes Standard was published on 24 March 2026 and takes effect on 24 March 2027. It applies to new-build homes in England only. Existing homes are not required to change anything.
You can still buy a gas boiler, have it installed in the home you already live in, have it serviced and repaired, and run it for its full working life. No end date has been set for that. The 2035 phase-out that was talked about a few years ago is no longer government policy.
If a heat pump is right for your home we will say so — there is a £7,500 government grant towards one through the Boiler Upgrade Scheme, funded to 2029/30. But nobody is going to make you rip out a working boiler, and anyone telling you otherwise is selling something.
Done properly
What a new boiler has to include by law
These are the Boiler Plus rules. If a quote you have been given does not mention them, ask why — it is the difference between a compliant installation and a cheap one.
At least 92% ErP efficiency
Every replacement gas boiler must meet a minimum seasonal efficiency of 92%. That is the floor, not the target.
A programmer and a room thermostat
Time and temperature control as standard, so the boiler is not heating an empty house.
Plus one extra measure on a combi
Weather compensation, load compensation, flue gas heat recovery or smart controls. We will talk you through which suits your home, not just fit the cheapest.
Registered and notified
Installation notified to building control and the warranty registered with the manufacturer, so the guarantee is actually there when you need it.
Annual service
Four reasons to get it serviced every year
It keeps the warranty alive
Manufacturer guarantees are conditional. Miss a service and the up-to-10-year warranty you paid for can be worth nothing on the day the heat exchanger fails. This is the single most expensive thing people forget.
Carbon monoxide
You cannot see it or smell it. A service checks combustion, seals and the flue — and since October 2022 a carbon monoxide alarm is required in rooms with a fixed combustion appliance in rented homes, and when a new appliance is fitted.
Small faults stay small
A seized pump, a sticking valve or a blocked condensate are cheap in September and a breakdown in January. Almost every emergency call-out we get was visible months earlier.
It costs less to run
A boiler that is dirty, badly set up or fighting a sludged system burns more gas than it needs to for exactly the same warmth.
Book it between April and September. It costs the same as in December, you get a date that suits you, and if something needs replacing you are not deciding it in the cold.
Landlords and letting agents
Your gas safety duties, handled
Under the Gas Safety (Installation and Use) Regulations 1998, every gas appliance and flue in a rented property must be checked every 12 months by a Gas Safe registered engineer. We do the check, issue the record and keep you on a reminder.
| The duty | What it means |
|---|---|
| Annual check | All gas appliances and flues, every 12 months, by a Gas Safe registered engineer. |
| Give the record to tenants | Within 28 days of the check, or at the start of a new tenancy. |
| Keep the records | Until two further checks have been carried out — three records in total. |
| Carbon monoxide alarms | Required in any room used as living accommodation with a fixed combustion appliance, gas cookers excepted. |
What happens when you call
No sales visit, no pressure
You call Bert
Describe what it is doing. You will often get a fair idea of the problem on the phone.
We look at it
A proper look at the boiler, the system and the flue — not a glance and a price.
A written quote
Fixed, in writing, itemised. Repair and replace options where both are sensible.
The work, then the paperwork
Installed, tested, notified to building control, warranty registered, site left clean.
Where we work
Across West London
Not sure if you are in the area? Call and ask — if we cannot get to you we will usually know someone who can.
Straight answers
Questions we get asked every week
How long does a new boiler take to fit?
A straight swap in the same place is usually a day. Moving the boiler, changing the type, or upgrading pipework takes longer — we will tell you which yours is before you commit, not on the morning.
Should I repair it or replace it?
Depends on the age, the fault and whether parts are still made. Under ten years old with a common fault, repair it. Over ten with a major component gone, replacing is usually the cheaper decision over five years. We will give you the honest version either way.
Do I have to switch to a heat pump?
No. The Future Homes Standard applies to new-build homes in England from 24 March 2027. Existing homes can replace a gas boiler with a gas boiler, with no end date announced.
What is the warranty on a new boiler?
Up to 10 years' manufacturer warranty, depending on the model. It is conditional — it has to be fitted by an approved installer, registered within the manufacturer's window, and serviced annually. We handle the first two and remind you about the third.
Can you service a boiler you did not install?
Yes. Most of the boilers we service were fitted by someone else.
Do you do emergency call-outs?
Call and ask. If it is a no-heat or no-hot-water situation we will tell you honestly when we can get to you rather than promising a slot we cannot keep.
Get it sorted before the cold comes
One call, a straight answer, and a fixed written price. No sales visit, no pressure, no jargon.
